A historic Beverly Hills mansion once owned by Gone With the Wind actress Ann Rutherford has returned to the market for $35 million, nearly eight years after its last recorded sale for $27.625 million. The property, known as the Rutherford House, is listed at 826 Greenway Drive and combines the architectural legacy of Paul R. Williams with extensive renovations and contemporary luxury. According to property records published by Zillow and Realtor.com, the estate was relisted on August 20, 2026, following earlier listing attempts at higher prices. Mansion Global previously reported its 2018 sale and the renovation that substantially expanded the house.

A Hollywood legacy with a distinctive architectural identity

Completed in 1938, the French Revival-style residence was originally built for Edward Paul Dentzel, a Beverly Hills mayor and real estate developer. Rutherford, known for her role as Carreen O’Hara in the 1939 film Gone With the Wind, later lived at the property with her husband, William Dozier, the television producer behind the 1960s Batman series.The couple’s association with the mansion extended beyond its address. The estate reportedly hosted several weddings, earning it the nickname Greenway Chapel, according to Mansion Global’s 2025 coverage of the property. Its history as a gathering place for Hollywood figures remains part of its appeal.

Inside the $35 million estate

The latest listing describes a five-bedroom residence spanning approximately 13,678 square feet on a lot measuring about 26,743 square feet. Property records and earlier coverage give different figures for the home’s interior area, reflecting its substantial renovation and differences in published measurements.The interiors retain a formal, period-inspired character while incorporating modern amenities. A grand entrance opens to a winding staircase, with formal living and dining rooms setting the tone. The house also features a library inspired by French designer Émile-Jacques Ruhlmann, a billiards room, a bar and a morning room decorated with historic wallpaper and an original fireplace.The kitchen pairs marble finishes and a mosaic-tiled ceiling with contemporary appliances. The primary suite includes marble bathrooms, generous closets and a separate lounge overlooking the landscaped grounds. Outside, a manicured garden surrounds an oval swimming pool, pavilion and pool house. The design draws on Williams’ architectural influence, linking the grounds to the estate’s broader emphasis on classical proportions and indoor-outdoor living.

The architect behind the mansion

The property’s appeal also rests on the legacy of Paul R. Williams, one of Los Angeles’ most influential architects. During a career spanning five decades, he designed thousands of buildings, including residences for Hollywood stars and landmark projects associated with the Beverly Hills Hotel.As the Los Angeles Times has documented, Williams became the first Black architect admitted to the American Institute of Architects and built a distinguished career despite the racial discrimination that restricted where he could live and work. His residential designs were celebrated for their adaptability, elegance and attention to detail.That history gives the Rutherford House significance beyond its current asking price. It represents a period when Beverly Hills was emerging as a centre of Hollywood glamour, while reflecting the work of an architect whose influence continues to shape the city’s built environment.

From a $7.6 million purchase to a $35 million asking price

The estate changed hands in 2013 for approximately $7.75 million, according to Zillow’s recorded sales history. The buyers undertook extensive renovations, expanding the home from roughly 5,800 square feet, as reported by Mansion Global in 2018.The renovated property subsequently entered the market at $39.9 million in 2017 before selling for $27.625 million in December 2018. It returned to the market in July 2025 at $42 million, followed by another listing at $39.5 million in February 2026. After that listing was withdrawn, the asking price was reset to $35 million in August, according to Zillow and Realtor.com.The current price remains well above the estate’s 2013 purchase price, although an asking price does not establish the amount a buyer will ultimately pay. For now, the Rutherford House is being marketed as a rare combination of classic Hollywood history, a major architectural pedigree and an extensively updated Beverly Hills residence.
